A fire broke out at OSK Heritage, a high-rise residential building on Subhash Lane, Kandivali West, Mumbai, on the night of 7 October 2026. The Mumbai Fire Brigade received the emergency call at around 9:14 PM and classified the incident as a Level I fire within minutes.
The fire affected a residential flat and also spread to a portion of the adjoining flat on the floor above. No injuries or fatalities were reported, and firefighters successfully brought the fire under control.
Incident Details – What Happened?
According to detailed fire department information, the fire affected Flat No. 1304 on the 13th floor, covering approximately 600 sq. ft. The blaze involved electrical wiring and installations, POP/false-ceiling material, wooden furniture, household articles, doors and windows.
As the fire developed inside the flat, smoke and flames created a potential risk to residents in the high-rise. Some residents immediately evacuated the building, while others moved towards the terrace. Firefighters subsequently assisted residents and brought them to safety.
The affected flat was reportedly unoccupied when firefighters entered, suggesting that the occupants may have escaped before the fire brigade arrived. Firefighters entered the flat and worked to contain the flames and prevent further spread.
The fire also affected Flat No. 1404 on the 14th floor, where clothing and window material were damaged over an area of approximately 50 sq. ft. The building’s electricity supply was disconnected as a precaution, followed by cooling operations to ensure that the fire did not reignite.
Multiple emergency services, including the Mumbai Fire Brigade, police, PWD/ward staff, electricity utility personnel and a 108 ambulance, were mobilised at the site.
Fortunately, the fire was brought under control without any reported casualties. The exact cause of the fire has not yet been officially confirmed and is subject to further investigation.
How Did the Fire Spread?
While the exact ignition source is still under investigation, the fire involved electrical wiring and installations along with combustible materials such as wooden furniture, household articles and interior/POP materials.
Once ignition occurs in a residential flat, combustible contents can contribute to rapid fire development. In a high-rise building, smoke and heat can also create additional evacuation challenges, particularly for occupants on upper floors.
The incident demonstrates why electrical maintenance, early fire detection, functional firefighting systems and clear evacuation routes are essential in high-rise residential buildings.
Oustfire Conclusion
The Kandivali incident is a reminder that a small fire can become a serious high-rise emergency if it is not detected and controlled at an early stage.
Regular inspection of electrical installations, proper maintenance of fire alarm and firefighting systems, safe use of combustible interior materials, unobstructed evacuation routes and regular fire safety awareness can significantly reduce the risk to occupants and property.
